DOES A BUYER'S AGENT HELP YOU? |
A buyer's agent
owes certain duties to their home buyer, such as care,
confidentiality,
full disclosure and accurate accounting. A buyer's agent
will also show the buyer available homes, point out the property's
features, provide financing information and submit the offer
to purchase. There’s more. As your representative,
a buyer's agent will share valuable and essential information
with you if the agent knows it, such as:
• Whether the seller would accept a lower price
• The
seller's reason for selling and timetable
• How
long the home had been on the market
• Previous
offers and counteroffers for the property
• Strengths
and weaknesses of the property
Most importantly, you can ask a buyer's agent for advice
and assistance in setting your offer price and structuring
other terms of your offer. What's more, you'll have peace
of mind knowing an advocate is working on your behalf to
help you buy at the best possible terms.

WHAT
IS AUTOMATED E-MAIL LISTINGS AND HOW CAN IT HELP YOU?

When
a homebuyer provides me with their search criteria via
phone, email or
from my website.
I will set up my program to send the homebuyer daily
listings everyday via email. The homebuyer will be informed
of any and all
new listings the same day the home is listed. In some
cases,
this is an advantage for the homebuyer. Each listing
is in full color with plenty of information about the
home including
the price, bedroom/bathroom count, special features,
square footage and a picture of the home in most cases.
Do you
have friends and relatives helping you conduct your home
search? I will send them a copy of all your listings
at your request.
Don't waste your time searching on the internet for your
home, when you can have all the listings waiting in your
email box.
The most
well known real estate internet sites designed to help
you seach for homes are not always as up-to-date
as is the MLS system I use. Many of these sites contain
outdated
listings (ie., listing showing "active", but the home is
already "under contract"). Some sites are missing very
crucial information, suchas no address, no directions and
the omission of DOM (days on the market). These problems
can cause the homebuyer some stress and frustrations.

homebuyer rebate is similiar to a rebate you find in a
store(i.e., Best Buy, Circuit City, Staples), but this
rebate is based on the purchase of a home. I will give
